New Property Assessments

Move In Inspections

Whether conducted in the days leading up to the start date of a new lease, or meeting the new tenant on move in day to complete a walk thru together, Move In Inspections protect both the tenant and the homeowner by providing a detailed third-party assessment of the property upon the inception of a leasing term. A thorough evaluation of the existing conditions prior to move in makes for a smoother transition for tenants, fewer emergencies to resolve for property managers, and provides for consistent comparison of potential damages at move out for all parties.

Move Out Inspection

Move Out Inspections protect both the tenant and the homeowner by providing a third party assessment of the property upon the end of a leasing term. A thorough evaluation of the existing conditions streamlines the process and allows Property Managers to make confident determinations on the withholding or release of security deposits. 

Pet Assessments

Consider including fees for quarterly pet assessments in the terms of your lease agreements. Pet Assessments allow our technicians to prepare a conditions assessment to note any interior damage related to pets. Minimize damage to interior trim, carpets, fencing, window sills, door weather stripping, etc. by conducting more frequent evaluations of properties with pets.


Periodic Inspections

Periodic Inspections of occupied properties are imperative to prevent small issues from becoming bigger problems. The longer issues exist in a property the more costly and time consuming the repairs will become. Our clients typically request either bi-annual or annual inspections with one inspection serving as either a pre-renewal or pre-move out inspection 60 days or so before the end of the lease term.

Exterior Inspections

Even if you are conducting in-house annual inspections, a detailed exterior inspection completed by an experienced and knowledgeable technician once a year is crucial for evaluating annual maintenance needs. Does this property have debris accumulation from nearby trees on roof and gutters? Are there early signs of paint peeling, sealant separation or evidence of other water intrusion access points that may lead to costly repairs if left untreated? Is there evidence of unauthorized pets or tenants? Potential HOA violations? Our exterior inspections will allow you to mitigate potential problems.

Seasonal Inspections

Post Storm & Pre-Freeze

While the majority of the year in Charleston is warm and sunny, we do encounter the occasional hurricane in the Summer and Fall and freezing temperatures in the Winter.

Our post storm inspections allow us to document the condition of the property following torrential rain and strong winds to confirm the severity of any resulting damage as soon as roads are passable. Your clients and their insurance company get updated quickly while you stay off the roads.

When temperatures dip into the 30s and below, pre-freeze defense inspections are completed at your vacant properties to minimize potential damage from frozen pipes. Our technicians adjust thermostats as needed, vent sink cabinets, drip faucets and install exterior faucet covers in advance of the cold weather, with a courtesy return trip when you are ready for faucets to be turned off.

HOA / POA Communities

We offer a variety of inspection services for our HOA and POA Community clients: Monthly violation and common area walks, monitoring of ongoing repairs, punch list inspections in anticipation of assessments, and property walks to confirm that all vehicles have proper decals, etc., are just a few of the ways that we can assist.

Lock Boxes & Signs

Utilize our team to place and remove lock boxes, signs, keys and fobs as needed.

Access for Vendors

Having trouble confirming access with a tenant for vendor work? Protect your time by sending one of our technicians out to facilitate the visit on your behalf.

Assistance with Evictions

When the unfortunate need for eviction arises, allow our team to be present on site in your absence to facilitate the process, communicate with law enforcement, your trash removal vendor, locksmith, and tenants and to securing the property. Once the ejectment is complete, we will conduct a Move Out Inspection immediately so that you may move forward with turning the property.

After 17 years of working with some of the most reputable construction defect attorneys and expert engineers in South Carolina, Ashley took the knowledge she gained from valuating potential cases and coordinating and observing destructive testing, and translated it into a thoughtful, mitigative approach to conducting inspections for property management companies in the Lowcountry.
